    Frequently asked questions

    What is a room-by-room rental?

    Each bedroom is let to its own tenant on its own agreement, instead of one tenancy for the whole house. If one tenant leaves, the other rooms keep paying.

    Is room-by-room renting legal in New Zealand?

    Yes. Room tenancies sit under the Residential Tenancies Act. A house with six or more tenants at once is a boarding house under the Act and has extra rules. Every property must also meet the Healthy Homes Standards. We tell you which rules apply before anyone moves in.

    What kind of property works best?

    Houses with three to five bedrooms, enough bathrooms for the number of people, a good shared living area and easy access to the university or buses. We'll tell you honestly if your property is a better fit for a standard tenancy.

    How much does management cost?

    It depends on the property and the services you choose. We send a written quote after the free assessment.

    Can I book from overseas?

    Yes. We offer video viewings and online agreements, so your home is confirmed before you fly to Christchurch.

    How much is the bond?

    In New Zealand the bond can't be more than four weeks' rent, and it must be lodged with Tenancy Services. You get it back at the end of the tenancy, less anything owed.
